What it costs

## One flat fee a year. Never a percentage.

Set by your villa’s nightly rate, never by how many guests it brings.

Take the week in the inquiry above: seven nights at $850, or $5,950. On Airbnb’s single host fee you would give up about $920 of it; on the older split fee, about $180 from you and $839 to $982 from your guest on top. Booked here, neither of you pays a fee on it; the listing is one price for the year.

Guest service fee $839–$982 $0

On Airbnb, 14.1% to 16.5% of the subtotal from the guest, or, under the single fee it now requires of most hosts, about 15.5% from the host (Airbnb’s fee page, checked Oct 21, 2026).

Founding offer

75% off the first year, for our first 75 hosts.

A thank-you to the owners who list before the season starts. Your place is fixed the moment you submit.

A Featured place, at the front of every search on your island, is half the listing’s yearly price: $100, $200 or $300. Ask for it from your dashboard once the listing is live; we approve each one, and the card is charged only then.

Several villas? [From your first renewal, two or more on one account take 10% to 40% off every one](https://virginislandvilla.com/list-your-villa#managers).

For property managers

## Ten villas or sixty, one account.

Managers list on the same terms as owners: a flat fee a year for each villa, never a percentage, and every guest writes to you and pays you. What grows with the houses is the work, so the account is built to carry it.

[Start your first listing](https://virginislandvilla.com/sign-in?redirect_url=%2Fdashboard%2Fvillas%2Fnew) [Ask us about a large import](https://virginislandvilla.com/contact)

- Import, then check Paste a villa page from your own site, or its Airbnb or Vrbo link, and the listing is built from it: photos, rooms, rates and your description, ready to correct. A person reads every one before it goes live.

- One inbox Every guest note lands in the same inbox with the villa, the dates and the party size, and the guest as reply-to.

- Every calendar true Link each villa’s iCal feed once and its calendar is read from your system every day, so nobody asks for dates you have already sold.

- One bill One annual bill for the account, and every villa on it takes the same discount, set by how many you list.

| Villas on your account | Home | Villa | Estate |
| --- | --- | --- | --- |
| One villa | $199 | $399 | $599 |
| 2 to 4 · 10% off | $179 | $359 | $539 |
| 5 to 9 · 20% off | $159 | $319 | $479 |
| 10 to 24 · 30% off | $139 | $279 | $419 |
| 25 and up · 40% off | $119 | $239 | $359 |

Per villa, per year. The tradeoff: while the founding offer above runs, it takes the discount’s place in your first year, and the discount starts at renewal.

Why pay at all

## What owners ask before they pay to list.

- “Airbnb is free.”**Why pay to list when Airbnb is free?** It is free until a guest books. Then it takes about 15.5% of the booking from you on its single host fee, which it says it is moving all home hosts to, or about 3% from you and 14.1% to 16.5% from your guest on the older split fee, per Airbnb’s own fee page as of October 2026. A listing here is one price for the year, the same whether one guest writes or forty, and your guest pays no service fee.

- “Will anyone find it?”**Will guests find my villa here?** Not as many as Airbnb sends, and we will not promise a number before we can count one. Guests reach the site from searches like “St. John vacation rentals” and from the island and beach guides, each of which links to the villas near it.

- “What if nobody writes?”**What if nobody writes to me?** Then the year costs you its fee and nothing more. Nothing is charged until you submit your first listing, the price is shown before you pay, and you can cancel any time before renewal.

Fees checked against Airbnb’s own service-fee page. Checked October 2026.

How it works

1. 01 Ten minutes

  Tell us about the house

Name, island, bedrooms, where it is on the map, a few sentences in your own words. Already on Airbnb or Vrbo? Give us the link and we pull the facts and photos in.

2. 02 Same day

  Photos, amenities, rates, calendar

Your photos, uncropped. Your seasons and minimums, your cleaning fee, your tax base. An iCal link keeps availability true.

3. 03 Before it is public

A person reads it, then it goes live

A person checks every listing before it is public and confirms it is yours. That is the verified mark.

4. 04 Every time

  Guests write to you

Dates, party size and the question, in your inbox, with the guest as reply-to. You answer, you set the price, you take the booking.

What we never do

## The rules we run on.

We own Indo House on St. John and manage it ourselves. This is the directory we wanted for it, and it is listed here on the same terms as yours. [Our story](https://virginislandvilla.com/about) has the rest.

- Touch the money No deposits through us, no payouts, no percentage of anything. You are paid the way you are paid today.

- Show a villa nobody checked Every listing is read by a person before it is live, and the mark means we confirmed it is yours.

- Sell your inquiries A guest who writes to you is yours. We never pass the note to another villa or sell it. We keep a copy of that first note so you both have a record; everything after it runs between you and the guest by email.

- Hide a fee One price a year, shown before you pay and again on the receipt; your dashboard shows the renewal date and what the next year will cost.

## Run a hotel or a resort?

A hotel lists by room type, not by house: each room type with its own photos and rates, and a link to your own booking page. Enter the property and its rooms, send it to us, and we reply with a price. It is a flat fee a year, like a villa, and never a percentage. Nothing is charged until you have seen the price.

Own one unit inside a resort or a condo complex? That is a villa listing. Start it above and pick your resort on the first step.

## Already listed somewhere else?

Give us the link to the house on Airbnb, Vrbo or your own website, or paste the listing, and the facts, the house rules and the photos are pulled in, ready for you to correct. A person reads it before it goes live.
