Terms of service
Last updated
These terms cover virginislandvilla.com, run by Virgin Islands Villas LLC, for guests looking for a villa and for the owners and managers who list one. They set out what the site is and what it never does, what passes between a guest and a host, what a host promises and pays, how reviews and listing content are used, what nobody may do here, the limits of our liability, and how these terms change. Using the site means you accept them.
What this site is
Virgin Islands Villas is a directory. Every claimed listing is placed by the villa’s owner or manager, who we call the host; a page not yet claimed is built by us from the villa’s public listings and says so. The host sets the rates, keeps the calendar, answers your questions and takes your booking. We are not a party to any rental agreement, we never handle payment for a stay, and we do not act as an agent for either side.
Rates, availability, photos and descriptions are the host’s own. Where a host has linked a calendar, we read it from their booking system on a schedule and show when it was last checked, but the host’s own system is the record. Confirm dates and price with the host before you pay anything.
For guests
When you send an inquiry about a claimed villa, we pass your name, contact details, dates, party size and message to the host of that villa, and only that host. On a page marked “not yet claimed”, or one whose yearly fee is unpaid, the inquiry comes to us: we answer it for the owner, or hold it for them until the listing is paid again. Anything after that, including the rental agreement, deposit, house rules, cancellation terms and payment, is between you and the host under their terms.
Never pay a host through a channel that feels wrong, and never pay anyone claiming to be us. We will never ask you for money. If a listing looks off, tell us.
For hosts
You may list a property only if you own it or have the owner’s authority to rent it and to publish its photos and description. You are responsible for the accuracy of everything on your listing, for keeping your rates current, and your calendar feed where you have linked one, and for holding whatever license, registration or tax account your island requires.
When you import a listing from your own website or from another platform, you confirm that you hold the rights to that text and those photos. Reviews are imported only for your own property, shown with their source, and linked back to the original where the source allows.
We review a listing before its first publication and may ask for changes, decline it, or remove a published listing that breaks these terms, misrepresents a property, or lets our quality slip. Some pages are marked "not yet claimed": we built them from the villa's public listings so guests can find it, we answer their inquiries for the owner, and the owner can claim the page or have it removed by writing to us. The verified mark means we reviewed the listing before it went live and satisfied ourselves that it is run by the person who listed it, from their website, their listings elsewhere and, where needed, a license or agreement; it is not a guarantee of anything else.
Fees and billing
Listings are billed annually through Stripe at the price shown at checkout, and a listing is published once it is both approved and paid. Fees for the current year are not refunded if you remove a listing early. If a listing’s yearly fee is not paid when it falls due, the page stays on the site, guests’ inquiries come to us and are held for you until the listing is paid again, and you can take the page down from your dashboard at any time. Launch pricing, multi-villa discounts and referral credits are as described at checkout. Referral credits are account credit against your own bill, never cash, capped at your own annual bill, and vest 60 days after the referred host’s first payment clears. A Featured place is requested from your dashboard and charged to the card on file only if we approve the request, at half the listing’s yearly price, renewing yearly on its own date; stopping it runs to the end of the paid year, and it ends without refund if the listing it was bought for leaves its paid plan. We may change plan prices at renewal, with 90 days’ notice.
Reviews and summaries
Reviews on a villa page come from the sites where guests already left them. We show the source, the date and a link to the original where we can. Summaries of what guests praise and what they warn about are produced by software from those reviews and can be wrong; the counts are mentions, not scores. Neither we nor the host edit the underlying reviews.
Your content
You keep ownership of what you upload. You give us a license to show it on the site, in search results, in emails to guests who inquire, and in previews on social platforms, for as long as the listing is live and for a short time after so caches can clear. We do not sell listing content to anyone.
Things you may not do
As a guest or a host, you agree not to:
- scrape the site or the hosts’ contact details
- place a listing you have no right to place
- misstate rates to land in a cheaper plan
- use another person’s account
- use the site to send anything other than a genuine inquiry or reply
We rate-limit and block traffic that does.
No warranty, limited liability
The site is provided as it is. We do our best to keep listings accurate and the site up, but we do not warrant that any listing is accurate or that a villa is as described, and we are not liable for a stay, a deposit, a cancellation or a dispute between a guest and a host. To the extent the law allows, our total liability to you for anything arising from the site is limited to the fees you paid us in the twelve months before the claim, or one hundred US dollars if you paid none.
Accounts and ending things
Host accounts are personal. Keep your sign-in to yourself and tell us if you think someone else has it. You can close your account at any time by removing your listings and writing to us; we can close an account that breaks these terms. Sections that by their nature should survive, such as licenses already granted, limits on liability and payment obligations already incurred, survive closure.
Changes, law and contact
We may update these terms. The date at the top says when. If a change is material we will email hosts before it takes effect; continuing to use the site after that is acceptance. These terms are governed by the laws of the United States Virgin Islands, and disputes go to the courts there, unless the law where you live gives you rights that cannot be waived.
Questions go through the contact page. Our privacy policy explains what we do with your data.
